The Township of Langley (TOL) accepts digital building permit applications for renovations, secondary suites, additions, custom homes, and commercial tenant improvements through its online eApply system and secure Plan Review Portal. Applying online accelerates plan checking, eliminates paper submissions at the Civic Facility, and allows homeowners and contractors to track review status in real time.

Digital applications require careful organization—including discipline-specific document descriptions (Architectural, Structural, Geotechnical), multi-field document uploads (Fields A through J), single-layer vector PDFs, and secure access code distribution. You don't need to worry about any of the technical drawing preparation—Canadian Blueprint formats and structures your entire architectural permit set so it clears Township of Langley intake seamlessly.

How the Township of Langley Online Permitting Process Works (Step-by-Step)

Step 1 — Receive Your Ready-to-Upload Package from Canadian Blueprint

Before beginning your eApply submission, Canadian Blueprint drafts and packages your complete architectural drawing set to meet the Township's exact submission criteria:

  • Discipline-Separated Vector PDFs: We provide your drawings categorized by discipline (e.g., Architectural Drawings, Structural Engineering, Site Plan) so they drop cleanly into Form Fields A through J.
  • Intake-Ready Quality: Single-layer, high-resolution vector PDFs with uncertified professional stamps so Township examiners can place digital municipal approval stamps without document errors.
  • Zoning & BC Building Code Compliance: Complete floor plans, cross-sections, exterior elevations, window-to-wall calculations, and fire separation assemblies engineered to Township of Langley bylaws.

Step 2 — Sign In to MyTownship & Complete eApply Application

Once your drawings are ready:

  1. Go to tol.ca/MyTownship and sign in (or click "Sign up now" to create an account with your email and mailing address).
  2. Navigate to tol.ca/buildingpermits and click "Apply online" under your project category (e.g., Single Family, Suite, Renovation, Commercial).
  3. Enter the property address, owner details, construction value, and project scope.
  4. Set Your Access Code: You will be prompted to set a custom access code during submission. Keep this code safe—it links the permit to your MyTownship dashboard and allows your builder or trades to book municipal inspections once issued.
  5. Submit the eApply application and take note of your Application / Folder Number (e.g., BP123456).

Step 3 — Upload Drawings via the Plan Review Portal

Immediately upon completing eApply, upload your drawings through one of two methods:

  • Option A (Direct from Confirmation Screen): Click the blue "Upload drawings" button on the eApply receipt screen to open the Plan Review Portal.
  • Option B (Via MyTownship Dashboard): Sign in to MyTownship, find your application under accounts by filtering by property address or Folder Number (BPxxxxxx), and click "Upload Drawings".

In the Plan Review Portal form, verify your contact details and application number, then attach your documents in Form Fields A through J (up to 10 separate files). Enter an accurate description for each document specifying its discipline (such as Architectural, Structural, or Geotechnical), then click Submit. You will receive an immediate on-screen confirmation and confirmation email.

Step 4 — Forward Any Plan Checker Review Comments Directly to Us

During plan review, Township of Langley examiners review your drawings against local zoning bylaws, the BC Building Code, and engineering standards.

If plan checkers require drawing revisions or additional details, they will issue a Plan Review Comment Notice. Simply forward that notice to Canadian Blueprint. We will review the plan examiner's comments, make all necessary CAD updates, re-export the updated PDF sheets with revision clouds, and return them ready for re-upload.

Step 5 — Settle Final Fees, Download Stamped Plans & Book Inspections

When your application is fully approved:

  • The Township emails an invoice for the remaining permit issuance fee and any applicable security deposits (e.g., damage deposits or tree protection bonds).
  • Upon payment, your Building Permit is officially issued, and City-stamped drawings become available for download in your MyTownship account.
  • Jobsite Paper Set Requirement: Print one full-size (24″ × 36″ or 30″ × 42″) paper set of the Township-approved stamped drawings and permit, and keep it on the construction site for all inspector visits.
  • Scheduling Inspections: Schedule required site inspections online anytime through your MyTownship Account using your permit number and access code.
